Important Reservation Policy Please note that all guests are required to complete our rental agreement and provide a $100 credit card security deposit prior to check-in. This step must be completed before we can confirm your reservation and share any check-in details. The deposit is fully refundable after checkout, provided there are no damages or policy violations. After the 6th guest, there will be an additional $25 per person charged as part of the reservation fee. Thank you for your understanding — this helps us ensure a smooth and secure experience for everyone. Note: At the moment the broiler on the oven is out of operation.

Property Description A private 3-bedroom, 2-bath home that sleeps up to 10 guests, located behind a coffee roastery and bistro. Fully fenced, includes a private pool, hummingbird and butterfly-friendly garden, and birdwatching amenities in the Hummingbird Capital of the USA. 2. Occupancy Maximum occupancy is 10 guests. No unregistered overnight guests are allowed without written permission. 3. Payment Terms Total payment determined by third party. Cleaning Fee: $150 Payment is due in full upon booking. Any damages will be charged via third party’s resolution process. 4. House Rules • No smoking indoors • No pets unless pre-approved • Quiet hours: 10 PM to 7 AM • No parties or events without written permission • Pool use is at guest’s own risk 5. Cancellation Policy Follows Airbnb’s cancellation policy as selected on the listing. 6. Security Cameras For your safety, exterior security cameras are located at: • Front gate • Driveway entrance • Backyard (overlooking fence perimeter, not facing pool or any private areas) • 7. Venue Activity Acknowledgment Please note: The property is located adjacent to The Onyx Grounds, a private event venue. The Airbnb was so quiet, private, and cozy – it really felt like home! And Jessica, the host, was super friendly, supportive, and always happy to help with anything we needed. We also checked out the Urbano Restaurant right in front of the Airbnb. Since we were guests at the Bird House, we got a discount! And we actually met Jessica, the Airbnb owner, in person. She was friendly and kind and all the team working there provided amazing customer service, and the food was delicious. The ambiance was perfect, I would definitely stay at The Bird House Airbnb and would dine at the Urbano Restaurant again if I ever come back to Sierra Vista. It was my first stay at an Airbnb and it was a great experience. Honestly, I really have no complaints. I do have a suggestion... We were two families sharing the home, and sometimes we dined separately or traveled to different places.We only had one set of keys which took coordination to make sure the person with the keys was at the property at certain times. Perhaps adding an electronic keypad with temporary codes would be a good solution to ensure easy access back into the home. Just a suggestion.
